An electrical burning smell from the indoor unit, a system tripping the switchboard, a carbon monoxide alarm, a suspected gas or refrigerant leak, or water escaping into the ceiling. In a tower, a blocked condensate drain can put water through two or three apartments before anyone notices, so treat leaks as urgent.
Failure in extreme weather is equally serious. A 42 degree Melbourne day, or the first genuinely cold night when heating quits, is not something to ride out if there is a baby in the apartment, an older resident, or anyone with a cardiac or respiratory condition. What should I do while waiting for a technician?
If the unit is smoking, sparking, burning or leaking, switch it off at the wall. Do not keep resetting a tripped breaker. Contain water with towels and a bucket and check the apartment below if a leak has been running a while. In heat, close blinds and keep fans on. In cold, close off unused rooms and block draughts rather than running an unflued portable gas heater in a sealed apartment.
Can you access my building after hours?
In most cases yes, and this is where city jobs commonly stall. Give us the building name, whether there is a 24 hour concierge, and whether the service lift needs booking for trades. We will speak to your building manager directly if it helps. If a lift genuinely cannot be released until morning we will say so rather than send someone who cannot get in.
How quickly can you attend a CBD address?

Is my heating my responsibility or the owners corporation's?
Depends on the setup. A split or ducted system serving only your lot is normally yours. Central plant, cooling towers and shared risers usually sit with the owners corporation. We attend, diagnose and provide a written report either way, which is generally what an OC manager needs before approving any work.
Do you charge extra for emergency callouts?
You pay a fixed call-out fee covering travel, diagnosis and a full assessment of the fault, quoted before the booking is confirmed. There are no hidden charges. Parts and any additional work are quoted in writing and approved by you first.
