An electrical burning smell from the indoor unit, a system tripping the switchboard, a suspected refrigerant leak in a sealed apartment, or water escaping into a ceiling. In a tower a blocked condensate drain can run through several apartments before anyone notices, which becomes a body corporate problem fast.
Total failure in genuine heat is urgent too. Brisbane humidity means the indoor temperature barely falls overnight, and a high-rise apartment with limited window opening has no fallback. If there is a newborn, an older resident, or anyone with a cardiac or respiratory condition in the apartment, tell us when you call and the booking moves up.

My unit stopped after a storm. Is that likely to be surge damage?
Very likely. Brisbane storm season takes out control boards, capacitors and occasionally compressors through power surges and brownouts. If the unit is completely dead, check whether the isolator or breaker has tripped first, but do not keep resetting it. Mention the storm when you call so the technician brings likely replacement boards.
What should I do while I wait?
If the unit is smoking, sparking or leaking, switch it off at the wall. Do not repeatedly reset a tripped breaker. Contain any water and check the apartment below if a leak has been running. Keep blinds closed, run fans to move air, and stay hydrated. Have the brand, model and any controller error code ready for the technician.
Can you get into my building after hours?
Usually yes. Tell us the building name, whether there is a concierge, and whether the service lift needs booking for trades. We will contact your body corporate or building manager directly if that speeds things up. If a lift cannot be released until morning we will tell you rather than send someone who gets turned away.
Why is my apartment humid even when the aircon is running?
Because a system that is oversized cools the air quickly and switches off before it removes much moisture. You get a cold, clammy room. It can also mean a dirty coil or low refrigerant. It is worth diagnosing properly, since running a system that never dehumidifies encourages mould in a Brisbane summer.
